This five-story, 33,000 square foot, load-bearing masonry and heavy timber building was first built as a manufacturing facility. It has had many tenants in its 100 year history. Most recently it was being used as a dry storage facility. Bruno & Bruno Law Firm worked closely with the design team of Williams and Associates Architects to restore the building, converting it to law offices and residential units. In addition to restoring the existing floors, a new sixth floor was added to include tow units and a rooftop terrace.
The local Historic District Landmarks Commission and the National Park Service closely scrutinized the design and construction to ensure that all criteria were met to maintain the historic character of this unique building.
The scope of work included demolition of interior elements, minor concrete work, masonry restoration, structural rehabilitation, complete build-out of law offices on floors two and three, and living units on floors four, five and six. Also included was the creation of ground floor parking, refurbishment of windows, new roofing and all new mechanical and electrical systems.
